Dear Mister Condo,
How many days does the Condo Association have to fix a hot water issue?
Mister Condo replies:
J.K., I am sorry that you are experiencing a delay with association-provided hot water. I am not aware of any time frame in which the association must fix a hot water issue. To you and other unit owners that have no hot water, the repair can’t be handled fast enough. However, depending on the severity of the problem and the availability of a solution, it could take several weeks or longer for the association to assess the problem, receive bids for the repair, and award a contract to a vendor. It’s not like your own home where you call a plumber for “same day” repair. In fact, if this is an older boiler unit that needs replacing, there could be other issues such as asbestos abatement and modern building codes to consider before tackling the repair. That being said, that doesn’t excuse the association from making the repair as quickly as is reasonably possible. The best strategy for association and unit owners alike is to keep the channels of communication open and provide frequent updates. Let’s face it, life without hot water is downright primitive and almost unbearable. I hope the association moves swiftly to remedy the situation and make the repair. Good luck!
