95% of our condo units have had balconies enclosed. Most of us purchased these this way. I purchased mine over 20 years ago. No problems until the new board and property manager took over. We have been denied the right to install impact Windows on the enclosure? Yet every member of the board has enclosures and, in some cases, enclosed garages. What options do you suggest? They have also done other projects without getting a vote from the association.

M.G., if you’ve followed my column for any length of time, you likely know what I am going to say. Remove the Board. Either through recall or by election at the next election cycle. Self-serving Board are tremendously dangerous for the association. Keep in mind that you will need to find new volunteer leaders for your association or nothing will change. The Board has the final say on Architectural Control, meaning they can deny your application for anything that modifies the exterior of your unit, just as they can approve it for themselves. I am not sure what their agenda is here but if they aren’t doing the job you elected them to do, they need to go. All the best!
