Dear Mister Condo,
We are exploring the feasibility of installing solar panels when we re-roof our 13 buildings. We are looking for a condo community or management company who have already completed a project as we know there are a number of issues unique to such installations relating to tax incentives and Condominium Master Deeds.
Mister Condo replies:
P.Q., that is a very forward-thinking project. Solar panels can save the community money and help save the environment as well. Have you seen any other condominium complexes in your area who have already installed solar panels? If not, you may be the first in your region to do so. Have you selected a contractor yet? Your contractor is going to be an excellent source for referrals. Even if they haven’t done a condominium before, chances are they have done very large homes, apartment buildings, and other commercial applications that would be similar to your own project. Additionally, you might want to reach out to your local chapter of the Community Associations Institute (CAI). The New England Chapter has a great website I can refer you to: https://www.caine.org. You might want to ask them if they know of any condo complexes that have already converted to solar and get some feedback to help guide you. Either way, I think it is an exciting project. All the best!
In addition to the great suggestions already provided, another resource if you aren’t aware of it yet, is a 38-pg comprehensive guide put out by the government of MA – “A Solar Guide for Condominium Owners and Associations in Massachusetts,” that you may find in its contents places to contact for names, contractors, etc.
