J.A., condominium exteriors are typically owned and maintained by the association. There are exceptions such as limited common elements that are maintained by the owners who have exclusive use of the limited common element but that is the exception and not the rule. The definitive answer will be found in your governing documents. On the off chance that the documents are silent (most unusual), it would then fall to the Board to decide. One of the primary reasons people buy condominiums is that they need only worry about the maintenance of the interior of their units. The documents usually describe the ownership of the unit as from the sheetrock and inward, meaning everything else is owned in common by the association.
