Dear Mister Condo,
We live in a condo in Broward County, Florida. We have requested the roof mitigation report on our new roof for three months with no response from the management company. Where can we go to get assistance in getting from the management company/board of directors of our building the form they deny us?
Mister Condo replies:
L.C., the roof mitigation report is likely an association record that all owners have a right to inspect. Typically, the association’s insurer would have a copy on file and may be easier to work with than your association management company. That being said, this isn’t “secret document” and I can’t think of any reason the management company couldn’t simply email it or post it to the association’s website for unit owners to download. Put your request in writing if you need to and send it certified to the Management company and/or Board care of the Board Secretary or President. Three months is a long time to wait for such a simple document. Perhaps there is more to the story or the report isn’t readily available yet. My guess is your letter will get you the report in short order. All the best!
