J.C., I am sorry that your condo roof leak has caused so much damage. Do you have homeowner’s insurance? Typically, interior unit damage is covered by a homeowner’s insurance policy. The association is certainly responsible to fix the roof leak. If they are dragging their heals making the repair, you could certainly speak with an attorney to see what can be done. If you didn’t have homeowner’s insurance, you may be out of pocket for your own repairs. You might also need an insurance adjuster’s assistance if you aren’t satisfied with what your insurance is willing to pay you for your damage. In addition to having your kitchen repaired, you would be wise to have any possible mold contamination remedied. Mold can be toxic and even deadly over time. You can always speak to an attorney if you need to but often the insurer will pay for your damage, less any deductible, so you can pick up the pieces from the damage and move on. Good luck!
More and more associations have no game plan to pay for roofs. In the past few years I have seen associations only replace half the roof. Lots of buildings are coming of age and the effects of non maintenance is starting to show. When I started in the condo maintenance industry back in the 70s era. I didnt hear any large numbers for condo repair loans now a million dollar loan is the norm. Its pretty scary
