Dear Mister Condo,
I own 2 condos in the same building. If I sell 1, can I exclude the storage unit from the sale?
Mister Condo replies:
M.B., it really depends on what the deed states as the property that is included with the unit ownership. Typically, what you are proposing is not possible or practical. A better solution would be to leave both units intact and simply rent a storage unit for your extra belongings. You might even find a fellow unit owner who is willing to rent you their storage space right in your building. The reality is that the new owner of the unit you are going to sell is going to have an expectation of having a storage unit just like everyone else who owns in your condo. After all, that is probably one of the features that attracted you to this condo in the first place. That is how they were built and designed and that is likely how they will forever stay. Good luck!
