Dear Mister Condo,
Are there any Florida/Broward County/Ft. Lauderdale requirements for number of Guest Parking spaces? Our Condo has 16 unused guest parking spaces that owners have suggested we rent for income. The Board responded with “There are requirements for number of Guest spaces”. Thank You!
Mister Condo replies:
E.F., without seeing your governing documents that is a difficult question to answer. Also, if your clubhouse or other amenities are available for rent or use by the general public, there may be some validity to the argument that a certain number of guest spaces are required. I am unfamiliar with local, county, or state requirements for condominium parking although all of those regulations must be obeyed. You should ask your Board to produce the source of their reply. If they can document which legal requirement they are following, I would think the association would be satisfied. If no such requirement exists, the debate on the use of the guest parking spaces may continue. All the best!
