Venting About Condo Dryer Vent Cleaning Expense

V.S. from Pennsylvania writes:

Dear Mister Condo,

Can a condo association insist on its association owners to use the Association chosen Dryer Vent Cleaning Company while the owners pay for it?

Mister Condo replies:

V.S., generally speaking, yes, that is correct. The Board can negotiate with outside contractors to conduct services within the association and some of these expenses can be assigned to the individual unit owners. Dryer vent cleaning is a classic example because the Board may need to assure an insurer that every unit has been cleaned as to indemnify the association against a fire claim due to an unclean or clogged dryer vent. Dryer vent fires are a leading cause of damage in condominiums so it makes sense that the Board proactively combat the problem for the safety of all unit owners. Thanks for the question!

  1. Well, here is the scoop, I was at a condo complex doing a vinyl siding repair. While my carpenter was working on the siding I cleaned out two or three dryer vents which were only about 6 ft off the ground. I photographed them prior to cleaning and after I cleaned them out. I sent the photos to the property manager stating I took care of them and this is no charge. He told me they just paid a company to clean them out. So did someone not walk the complex to make sure all were cleaned. I check each and every job my company dies st a complex prior to the association being invoiced
